King’s Lynn Riverfront
The riverfront rests on the banks of the river Great Ouse, in the medieval port town of King’s Lynn. The site is within walking distance of King’s Lynn Minster and the town’s historic quarter.
The Borough Council has commissioned a comprehensive masterplan to guide the regeneration and future development of King’s Lynn over the next 20 years. For King’s Lynn’s riverfront, the focus is on creating a resilient, sustainable public realm that enhances connectivity and activates the waterfront alongside a well-integrated residential led mixed-use development at Boal Quay incorporating public realm, the existing Nar Loop and flood defences as well as the working quay on the riverside.
The riverfront strategy introduces green infrastructure, improved pedestrian routes, and spaces for leisure and socialising, while respecting the town’s historic character and integration with the town centre. The emerging design envisages a coherent and joined up public realm from Purfleet Quay and Kings Staithe Square to the north, through South Quay and the Sommerfeld &Thomas and Silos/Devils Alley site through to Boal Quay, connecting to the Southgates Regeneration Area to the south/east and Harding’s Pits to the south.
This development will complement existing quayside attractions which include pleasure-boat moorings on the pontoons and associated dryside facilities (complete in 2026), a series of bars and restaurants, a hotel and the iconic Custom House.

As the majority landowner, the borough council is seeking a joint venture, developer partner or investor to deliver all or part of this comprehensive and transformational scheme. The council has already invested approximately £5m in land assembly, land clearance, road infrastructure and transport improvements. Further design work is progressing as part of the emerging King’s Lynn Masterplan.
The borough has an annual tourism spend of £520m and ranks highly in terms of the quality of life offered in the area, which boosts demand for both market sale and investment properties.
King’s Lynn has also been included in the Government Pride in Place Programme, awarding the town £20 million over 10 years, led by the King’s Lynn Neighbourhood Board in Partnership with the Borough Council, the riverfront has been identified as priority area for improvement sunder this programme.
