King’s Lynn Enterprise Park
The King’s Lynn Enterprise Park, which sits within the 48-ha Nar Ouse Regeneration Area, offers a wide range of benefits to potential businesses, including a business rate discount of up to £275,000 over five years, simplified planning and access to superfast broadband.
This 15-ha business park has excellent links to the A17, A47 and A10, and mainline rail services to London King’s Cross.
At the heart of the business park, sits its flagship building, the Kings Lynn Innovation Centre (KLIC). An award-winning, £5m business hub, built to stimulate business growth in the area, drive research and development and attract new international businesses. Seventeen businesses have chosen to locate in this building since it opened in June 2016.
The King’s Lynn Enterprise Park is owned solely by the Borough Council of King’s Lynn and West Norfolk. Outline planning consent for 48,000m² commercial (light industrial, office, R and D, industrial and manufacturing, storage and distribution) space has already been secured. Reserved matters planning for phase 1 of speculative premises and site infrastructure will be submitted shortly. Construction works are scheduled to commence 2018-19 with premises and land due to be made available on a freehold or leasehold basis in 2019.
As part of the New Anglia LEP, Space to Innovate Enterprise Zone, the site is for businesses who are looking to expand or relocate and who specialise in the following fields:
- advanced engineering
- high-tech manufacturing
- agri-tech
- food processing
The council is offering a flexible approach to development on this site, including:
- a mix of investors
- equity co-developers
- development partner
- construction partner
There are also opportunities for investment in pre-let or speculative commercial premises to meet latent and known demand for expanding businesses and inward investment enquiries.
