King’s Lynn Riverfront
The riverfront rests on the banks of the river Great Ouse, in the medieval port town of King’s Lynn. The site is within walking distance of King’s Lynn Minster and the town’s historic quarter.
The masterplan for the scheme shows predominantly residential development with an element of retail and commercial development, including a boutique hotel. In total 41,329sqm (436 homes) and 7,659 sqm of commercial space have been outlined within the masterplan. This development will complement existing quayside attractions which include pleasure-boat moorings on the pontoons, a series of bars and restaurants, a hotel, and the iconic Custom House.
As the majority landowner, the borough council is seeking a joint venture, developer partner or investor to deliver all or part of this comprehensive and transformational scheme. The council has already invested approximately £5m in land assembly, land clearance, road infrastructure and transport improvements. Site infrastructure design and soft market testing is underway.
The council has a strong track record in bringing forward investment sites of this nature, and in recent months £100m of private and public investment has been made in the area including a new enterprise zone, university building, major housing developments as well as Heritage Lottery Funded projects.
The borough has an annual tourism spend of £520m and ranks highly in terms of the quality of life offered in the area, which boosts demand for both market sale and investment properties.
